Sales Are Up! Sales Are Up!

Okay, that’s enough excitement for one day. Single family sales are up in the Greater Boston Area for January 2007 over January 2006, but prices are still down.
My take? Great! But let’s wait for spring to see if this baby has legs. Talk to me in June when the May numbers come out.
If the Warren Group’s numbers are correct, buyers are hopping off the sidelines and are finally comfortable buying a home without fear of its losing value in a year’s time. A foolish strategy, by the way, if you plan to live in your home for 3-5 years.
I’ve noticed more urgency in my clients lately, but I think it has more to do with house hunting fatigue then pent up demand.
After 10 months of falling sales it looks like we might be entering the sweet spot of the real estate cycle, meaning buyers are likely to make realistic offers and sellers are accepting them. That’s a win-win scenario.
But if February numbers miss then you can chalk it all up to being an anomaly, like the warm weather we had most of this winter.
Like I said, talk to me in June and see if this trend has legs.
